Gutter cleaning
Not ready for guards, or need the gutters cleared before the next storm? Get them cleaned and looked over.
A proper gutter cleaning means hand-clearing every run, flushing each downspout until it runs freely and hauling the debris away. It's also the best moment to inspect the system, because loose hangers, leaking corners and soft fascia are easy to spot once the gutters are empty.
How often should gutters be cleaned around Johnson City?
For most houses with trees nearby, at least twice a year: late fall after the last leaves come down, usually late November or early December, and late spring after the pollen, seeds and tassels have dropped. Houses under white pines or right against a wooded ridge often need more. If your gutters overflow during an ordinary shower, they're overdue.
What should a cleaning include?
- Clearing leaves, needles and sludge from every gutter run
- Flushing downspouts and freeing clogged elbows
- Bagging or hauling off the debris
- Checking for leaks, sags, loose hangers and damaged sections
- Noting fascia or soffit damage
Ask what's included before you agree to a price. Clearing buried drain lines, heavy roof debris or packed sludge is sometimes extra.
Should I clean my own gutters?
Many people do it safely on a one-story house. Ladder falls are a common cause of serious home injuries, though, so if you do it yourself, set the ladder on firm, level ground, keep three points of contact, have someone steady it, stay well clear of overhead wires and skip it entirely on wet or icy days. On two-story walls, walk-out sides and steep roofs, hiring a company with the right ladders, stabilizers and insurance is usually money well spent.
Cleaning or guards?
If you're paying for cleaning two or three times a year, compare that recurring cost with a one-time gutter guard installation. Many companies that clean gutters also install guards and can quote both on the same visit. Guards won't end all maintenance, but they stretch the time between cleanings and keep downspouts and buried lines from clogging.
What drives the price of a cleaning?
- Linear feet and stories.
- How full the gutters are.
- Roof pitch and access.
- Downspout and drain clearing.
We don't quote prices. The installer prices the job after measuring your gutter runs, counting downspouts and looking at the roof pitch and the trees overhead, so any number you hear on the phone before that visit is only a ballpark.

Common questions
When is the best time to clean gutters here?
After most leaves are down in late fall, and again in late spring. Cleaning too early in fall often means doing it twice.
Do gutters with guards ever need cleaning?
Usually just the top surface, brushed or rinsed. Many guards also open up if the trough or a downspout ever needs attention.
